1. What kind of risk factors would cause a tax deed buyer loses his total amount of tax deed purchase after the tax deed auction sale?

2. If buy and hold a tax deed property, would the title of the property be insurable after 7 years?

Which below liens would still stay with property after a tax deed sale?

IRS lien, HOA lien, Special Assessment lien, Water and sewage lien, All kinds of Judgement Trust deed (is it a lien)?

If a tax deed property has IRS liens of total 50K, Under what scenarios that those IRS liens would wipe out after a tax deed sale?

We plan to buy tax deed properties through auction at King County WA. However, we'd like to know below information:

1. Do we need to file quiet claim action right away after buying the property in order to get a clear title?

2. Can we be able to get a title insurance right away from any title company?

3. How soon we can sell a tax deed property after tax deed auction? 4. Which liens will survive with a tax deed sale? ( a judgement can be survived with the property as well as IRS lien?)

5. Once win the auction, what type of deed that king county will issue? 

6. Does King County has redemption period after tax deed sale? if so, how many years?
