@Nathan G. That sounds about right.. for whatever reason I could not wrap my head around it as far as a lender approving a loan and also factoring in a borrowed DP etc. Very creative!

Saw a listing that said "Seller financing may be available for down payment or closing costs assistance." I have a grasp of seller financing for the whole deal, but not just a down payment or closing costs. Does anyone have experience in this or can advise further? Thanks!

I have a capital partner to fund multi-family properties. His goal is not longterm hold with me, but rather liquify his portion. My goal is longterm hold.

My plan would be a value-add property that would ultimately be refinanced and I’d buy him out of the equity either with cash out or partial cash out and rest in 2nd mortgage. 

My questions revolve around being able to refi a large asset in my name and the challenges I'd need to overcome in order to do that, I.e., reserves, DTI etc. Also, I'm not sure how to structure this from the beginning with this particular exit strategy. Am I on the title, would this be quit claimed after refi etc. Any advice to point me in the right research direction or personal experience would be greatly appreciated! Thank you.

My buyers want to make an offer on a home listed by Xome. The home was listed today and instructions state use auction process on site, yet the home is not listed in their "auction" category with auction date and bid button. It simply states "for sale." The listing agent is not available and customer service isn't open until Tuesday. Am I missing something? Anyone with experience on Xome that can see my error? Any advice is greatly appreciated.

@Chance Sweat Hi Chance! Congrats on wanting to get into a great market in/near Orlando. You asked about markets nearby and there are several and like many have mentioned, it can be a daunting task as a beginner. If you’d like to discuss further, I’d be happy to help as there are many major developments coming to Winter Garden, Clermont even Titusville. Some have broken ground and some are approved for future. Either way, we can help.. send me a message.

How we choose markets depend on several factors, 1 of the most important being high rental demand, top rated schools zones, corporations/developments bringing high salaries professionals (think tech, healthcare), also follow the new construction. New mixed-use developments offer great returns.. example, retail along with SFR and townhomes within same development. Happening a lot in Maitland, Winter Garden and Clermont.

@Ronnie Hutchinson I echo most replies in here when I agree it’s overpriced and Sorrento is just not a high demand rental location.

If you’d like to liquidate this asset and put your money into new construction in a high demand area (5-6% cap rate) DM me and Id be happy to assist. We work mostly with investors with portfolios in Central FL areas.
