I have gone through 2 CPAs. I agree that I would like to find someone with the described experience. I payed thousands in F&E taxes this past year that I found out later was not necessary. Frustrating!

I plan to have to form another one in the future and will probably go with legal zoom since it was bit cheaper. I don't agree with having a lawyer being your registered agent. I find it is not that much work and I know it is being done. In TN we have to pay 300 per year for each LLC and pay franchise and excise taxes. I was able to get an exemption for one LLC which saved me a lot. The reason I made the jump to LLCS is because I could no longer get an umbrella policy due to the number of properties I owned.

Hey I bought a SFH in North Knoxville in 2008. Height of the market, cringe. I went to graduate school there and lived there until 2011. I moved back to Nashville and have had the house ever since because I could never break even. I hope you Knoxvillians are predicting an up turn in North Knoxville real estate.

I agree that this is not true. I was looking to Clarksville to invest in next. There seems to be a lot of supply for sale. What do rents typically go for there? Thanks!

I like Madison. I would love to find a multifamily there. My experience is that a lot of investors are looking there and it had become very competitive.  Best of luck.

I had a similar concern here in Nashville. I contacted the fire marshals office and told me what was and wasn't allowed.
