@Eric Veronica-It was my understanding that you cannot own any other properties to utilize the HP loan.  So in essence, if you were holding a current primary conventional, turning it into a rental and buying a new primary with HP they would not allow it.

We served a notice to quit last week, and then received a money order in the mail from the tenant.  Our lawyer said we have to send back a receipt for "Use and Occupancy".  Does anyone have a sample of what this should look like?  I tried googling but didn't find anything.  Any advice is appreciated, thanks!

@Allen Lopez Not the case.  My husband and I purposely diversify our rentals.  For example, our primary residence is in my name, which give him a lot of buying power for financing investment properties.  I can lend in Florida, and we have great programs.  Being an investor myself also helps us figure out the best path for financing.   Connect with me if you would like to talk further.

@Will Biestek I see you're in Middletown, I just attended a Wallingford meetup and there's one in Rocky Hill next week.  Might be closer for you than Fairfield. 

We do have a written signed contract which speaks to specific performance.  They verbally agreed to 2% back and we have that in an email from their realtor.
