As always it depends a lot on location. I just bought a condo on St Aug Beach, and SFR on the beach is way out of my price range, and maintenance at the beach is huge for SFR. On the other hand, Orlando is an attractive STR mkt, and I would think SFR there might be more attractive because the maintenance is a lot less.

As a current owner of an event facility in Roswell, Ga I can tell you it takes full time mgt.  We own the real estate and the operating company, and running an event facility in the covid era is challenging. On the other hand, at 250 all in, acting as landlord to an event mgt company looks more promising to me.

Don’t underestimate NYC’s ability to bounce back.  I lived in the city most of the 90’s, and I was too “smart” to buy at what I thought were inflated prices. Guess what?

We just bought a condo in Ocean Villas in St Aug Beach. Any handyman referrals and advice on PMS would be appreciated. We own some commercial real eatate, but this is our 1st STR.

Does anyone have a good cleaner for STR property in St Augustine Beach area that they would be willing to share. I'm also looking for an on call handyman.

As a realtor and investor myself, I am looking for RE inv opportunities like everyone else.  My question is:  Is anyone willing to share names of wholesalers they have worked with successfully? Or am I just deluding myself as to the use of wholesalers in this market?

I am interested in multi-family SW Atlanta beltline development, but I would love to hear from someone who knows Adair Park, West End, Murphy Ave, Mechanicsville.  I know what the belt line did for the Old 4th Ward, and I know it is late for investing directly adjacent to the belt line, but what about rent trends in the area due to the belt line?

I agree w/ your caution on ITP apts, but don't think it is confined to ITP.  I own property in Sandy Springs and Roswell, and they are building there almost as fast as in town.  My question is when do we get the correction w/ little risk of rising interest rates.  Think about how long the 'experts' have been predicting higher interest rates.

Great REI book to learn about financial metrics is 'What Every Real Estate Investor Needs to Know About Cash Flow' by Frank Gallinelli. Doesn't read like a novel, but he's a good teacher on a dry subject.
