Start with a duplex.  Unless you have bigger funds for a quad or larger apartment building to  rent rooms or live in 1 and rent the rest.

I am in North Florida also.

We have a property on contract to sell with inherited occupants paying very low rent because we knew the homes were eventually being demolished.

If I offered cash for keys as we need them out by the end of June, and they sign an agreement for cash for keys; If they do not leave do I still have to do a Non Renewal eviction?

Anyone know how long Non Renewal evictions are taking in Florida since the Moratorium was lifted? This occupant is threatening to fight a non renewal. I didn't think they could fight it, we are selling the property.

@Ed Mayo What States are you working tax deeds in? I only do Florida so far but it has been massively profitable!

@Gregory Heilers Every state has their own statute. So, just because you get familiar with one state, the process may not be the same in another state so keep that in mind.

@Gregory Heilers I learned Florida from a $4.00 audio book on audible. LOW RISK INVESTING WITH FLORIDA TAX CERTIFICATES by Jodi Hockinson who worked in a Florida Tax Deed office most of her career. She put the  Florida statute on tax deeds in an easy to understand format. Its the best 30 minute education of my life! This post might be flagged if I share a link.

We paid 49k for this OTC tax deed parcel and its on contract to sell for 390k now. We bought it 4 years ago on a main drag road and held it on purpose for the growth that was coming; The growth is here now massively!

The same buyer bought the 10 acres next door for 1.38 million. He wanted ours and the one on the other side of us to the corner also. They are rezoning to PUD RMD 104 to 247 units on all 13 dry mostly clear and improved acres with 1580 ft frontage & city water on the street and city water & sewer across the street. We close within 270 days.

Unflipping believable., over 500% ROI! I would post proof with links but I am not sure posts are allowed to have links in them.
