I will reiterate that Cozy has confirmed that the check has cleared from the tenant's account. The reason I started to think that Cozy was scamming me was because they processed the second payment after I cancelled my account with them. Clearly, it's not the right service for me, but it seems to work better for many of you. I am happy to hear that, but I still haven't received either payment.

This is my only experience with them, and it has not been a good one. My account is in the U.S. and this property is in Fort Worth. The checks have cleared my tenant's account (who runs a financial planning firm), and I can see that on Cozy. Cozy's customer service says this is the case, and has repeatedly given me dates on which the checks will be deposited and they still haven't arrived. I won't use them again, but it's good to hear from other people how and when they use them. I am relieved to know that most people haven't had problems with them. I guess I'll have to get a lawyer as a next step.

I thought I'd try Cozy.co this time around after hearing recommendations from others on Bigger Pockets. It was a big mistake. Their application process was fine and their screening reports good. It's their money handling that is terrible. They say it will take a maximum of 5 days to process payments, but they keep pushing them back and pushing them back. After a tenant paid a deposit and first month's rent early in November, I have still yet to see a dime of it from Cozy. Caveat emptor and read all of the fine print before you even consider trying them. At this point, I can only assume that they are a scam site.

Hi BPs, 

I have a tenant moving out in Fort Worth, Texas and I want to calculate the interest owed on his security deposit. What is the current rate for Texas? Is there an easy way to calculate it down to the day? 

Also, the departing tenant will owe us a considerable sum above the security deposit for damages he willfully or negligently caused to the property. Should I and can I take him to court for the difference?

We've been managing it ourselves with a handyman in town to assist us with repairs. That worked well for the first few years until we got a tenant that didn't alert us to problems. It has been an expensive lesson. These are helpful questions, Bruce. We'll give your recommendations a call.

Must be a Texas thing. The concrete floor in my rental heaved this winter and I have to repair and install a new floor. Can anyone recommend a concrete repair company in Fort Worth?

In my property in Fort Worth, the membrane recently failed on a shower (roughly 4x4). It collapsed the ceiling on the floor beneath. It seems to be a complicated repair. Would anyone recommend a bathroom or general contractor who is reliable and knowledgeable in the Fort Worth? The quotes I'm getting are all over the place.

There are certainly a lot more options in the States, and we will probably buy more property there when the political situation calms down a bit. For now, we're looking for some solutions in Canada.
