Melissa those are good points....and yes the majority of the tenants that choose our rental properties have been and or are Home Owners. And Yes, high-income earners!

They don't like to compromise their daily quality of life. They are professionals, highly educated and do not like apartment life.....very picky about choosing a rental home .... maybe even more so than purchasing.  when you purchase you can make it yours..... you can do updates.. change paint colors.. but, with a rental, you have to accept it and be able to live with it until the next step. They could have homes to sell and/or want to learn the area while gaining the confidence that the job is secure and they like the area ......So, the perfect option is to rent for a couple of years.  Comfortable Homes, Good Schools, Good neighborhoods!!!!  I totally agree that is the strongest demand in the Huntsville-Madison area.  Single Family Homes with high ranking schools!

It's a great time to invest in this area.  The whole area of North Alabama is an opportunity......Investors start out with information directing them to the strongest locations/opportunities.... say Huntsville ......then by the time they are ready and have done the due diligence the market changed and they became yesterday's opportunities....  if you don't think outside the box in time....so to speak.....you could miss tomorrows opportunities.   You have to understand how closely Huntsville interacts....because Huntsville is centrally located and how all the surrounding areas interact......you can literally go in any direction "out" from Huntsville to where the next hot spot is going to be.... it's growing so fast that the opportunities are expanding......very quickly.    Just like the history of all larger cities.    Really this is nothing new or ANY different from historical strong growth anytime, anywhere in history.  You start from within and move out.  Huntsville is in the middle and you can literally go in any direction and still be 30 to 45 minutes from entertainment/activities/shopping/medical anywhere you WANT to be!!!!    And from anywhere, you NEED to be work/ jobs, ETC!   I love when I get the opportunity to inform, educate and share experience on the whole area.... not,  just in Huntsville or in Madison City.   It's fun to share what happened yesterday, what is happening today and why I think the market is expanding in the direction that it is!!!!!   For example, I just sold homes in a brand new community under construction..... Brand New...NEVER LIVED in with all the energy efficiencies that are important to tenants to get the strongest rent!  LEASED BEFORE CLOSING!!!!  We have great opportunities for real estate investors.... WHETHER IT BE SINGLE FAMILY,  COMMERCIAL, MULTI-FAMILY!!!!   It's a great time to invest!

First off the PRE CONSTRUCTION process is seamless...chose the location (neighborhood), house plan, lot!   Builder has package choices that are perfectly chosen by talented designers!  All the highest demand in design and features!    

Your only upfront  investment would be $1,000 Earnest money at contract......5 to 6 month build time then possession is after the house is completed and after closing.  Your price is set at contract with no price increases.  

Tenant are secured and ready to move in by closing date 

Modern  designs are more desirable & convenient locations produce higher demand that result in stronger rents! New homes are built with all the Energy efficiency features resulting in cheaper monthly utilities.   Saving tenants on utilities be older properties....Strong incentive to new tenants!  

So....NEW PROPERTIES...Rent faster with Stronger rents, less vacancy MEANING stronger FINANCIAL RETURNS.  

Stronger appreciations, lower overall expenses means bigger profits!  

Existing Inventory is very low.  Demand is high from both owner occupied and investor Purchaser ....strong competition.....resulting in bidding wars.  

 ... all will need some degree of updating which is expensive both in money and in time!    The EXPECTED...costs of these updates...kitchen...cabinets, new appliances, lighting........electrical .....bathrooms, plumbing, fixtures, flooring, paint, HVAC, water heater, window replacement. Usual repairs , roof, landscaping.   Then there is the unexpected...all these monies are required upfront with no rents during the rehab.  Ohhh yea....then you have to consider that there is so much construction going on that contractors are on a waiting schedule. Lower rents!  More vacancy! 

More investment  required upfront both financial and time ....with higher risk!

North Alabama (Huntsville area) is the place to be. We set a record in 2018 for economic investment. Job growth is on the rise. It is a great time to invest in the area.
