@Christopher Griffith Also beware that there are differences among the states and mainly specific expenses. For example, Florida which you mentioned has incredibly high hurricane insurance which will run thousands of dollars every year, and it might very well consume all your returns.

And how do you want to handle the property management for airbnb property from abroad? Did you come across a company specializing in this?

I am just learning about the BRRRR strategy now, but that's pretty much what is my goal. Not necessarily too much rehab though.

When searching last night I found a really nice online app and created neat analysis report with it. It's called Zilculator and it seems to use some rental data from Zillow.

Wow, what an extensive list Ray Lai. By the way, the RehabValuator and also REsimpli are more oriented towards fix and flip or rehab investments, right? Do you guys have some recommended tools for classic Buy and Hold strategy?
