Most multi millionaires are made via real estate.  So I think the more property bought, rehab d, sold and dine again and again is the ticket to wealth.

Cashflow increases your net worth.  But selling will include your liquidity.  Best of luck.

It would be hard to get an investment real estate loan.  They have to non owner occupied.

I am an inactive agent and currently work on the finance end for real estate investors. 

      That said. the winning bidder could have offered to be a repeat buyer if the property's was owned by an investor.  Probably a faster cash offer was a component as well.

You'll want to get a rehab loan for a buy and live in and do the rehab on it in preparation for flipping it.  You'll need a licensed contractor for that.

I get between 6-8 hours.  I work in the evenings most days.
