Hi Bigger Pockets community!

My company and I are starting on our second rehab in the Nashville - it's between Charlotte Park and the Nation's.

I wanted to throw it out there in case anyone wants to come check out the rehab process. I'm happy to chat with anyone about how we are going about it and if you want to come learn some technical/trade skills for free come jump in! I will personally be doing tile, trim, paint and some odds and ends and am happy to share my knowledge.

Hi! I'm 25 and my boyfriend is 28, we have been investing since 2017. Our first house is is Knoxville, TN. We bought it to move into but ended up moving for work and it became our first rental. We just finished our first professional rehab in Nashville and once we pay ourselves back (we funded all but the mortgage out of pocket) we will have made over 80k... Not bad! My boyfriend still works full time and I quit my desk job to do our investing full time. I'd say for us is been relatively easy but that is because we SAVE like crazy and have been since 2016 when we decided real estate would be our long term plan.

I post on Instagram, Facebook and LinkedIn but also plan to put up before and afters on Pinterest. I have not made a business account yet mostly due to needing more content but I've found that alerting friends and family of our real estate ventures has opened a lot of doors already - we have people wanting to invest with us for bigger projects just from following what we post.

There are a lot of young people in Nashville, which isn't a secret - living here and being from here I would not encourage new investors to buy here because it's a very expensive market. I would say to start where you went to college - lots of those towns are less expensive and have easy rental markets. We are also thinking about lake chuck, LA and Birmingham, AL as places with high job growth that could bode well for real estate investors.

We are looking to buy a personal home that we will fix up, house hack and sell in two years. We also want a trailer park - for the cash flow! We are looking for 10 plus units, hooked up to city sewage and preferably with some kind of property management history.

Hi all! I recently invested in Deal Machine to pick up my wholesaling business (I invest in the Nashville and Knoxville market) - I am wondering if anyone else is using deal machine and what your strategies are for using it?

I found an older thread about this but didn't know if any features had changed.

If anyone else is thinking about signing up my code is PFCBXJ - it should give us both $5 dollars towards mailers.

@Eric L. Thanks for your input! That is what I have been thinking too. The Clarksville market (not that its very separate from Nashville) seems like it has really taken off! I actually have a few questions about buy and holds there - I'll shoot you a message.

Hi! I have been slowly starting out in the Knoxville market (one buy and hold and one fix and flip), but am thinking about getting into the Nashville market where I live now. It seems like the market is gearing towards being favorable for flips but I wanted to see what ya'll thoughts are!
