Hello,

If a lease is up in January for a rental when should you notify the tenant that the rent will increase?

Also, is it ok to notify by text?

I have a tenant in Illinois and the air conditioner (which I provided) is not working. I have another one ordered and will get it next week. She has had no air for two weeks. Can she do anything legally to me? Thanks in advance for any advice!

I have a small sf home for rent which is only 500 square feet.

When prospective tenants call me and ask questions, I tell them the place is very small, only one closet for storage, really just big enough for a single person.

I have had a couple people say "so you won't rent to families?

I then tell them "There is not enough room for a family. "

I have had a couple people making comments that this is illegal.

@Joe Gonzalez I bought the snowblower for my tenant because he has a back problem. I thought he would more likely do it it if there was a snowblower.

I have decided to get out of the Landlord business . I don't think it's for women.

My tenant left today peacefully, but the neighbor started yelling obscenities at me. I guess he sees me as a bad guy for getting rid of two tenants in a year.

The neighbor I'm sure would of thought twice if I was a man.

Just a coward picks on the weaker sex!

Anyway I had two crazy tenants with in a year and have decided this job is not for me, a single woman.

@Joe Kelly I agree that it takes alot of hard work to be a Landlord.

It was my fault that I ended up with this nightmare of a tenant.

I did a background check and he had bad credit, criminal background, in jail for 6 months for a domestic, eviction. But it was 15 years ago and I thought I would give him a chance. Boy did I learn my lesson!

Update:

I called the tenant today to let him know that a relative wants to buy my rental and he needs to be out within 30 days.

I also told him if he leaves before the end of the month he doesn't have to pay January 's rent and I will give him his deposit if everything is clean and in good working order.

To my surprise he said he will leave tomorrow.

He is going to live with a friend and pretty desperate for money.

Today was my lucky day!
