Hello!

I am an owner of a Chicago 3 flat. I live out of state. I want to have camera and security system installed for improved safety of the property.

Any recommendations for good systems available? I would like to have something that I could access to my phone 24/7, and at the same time have a security person come by in the event it is needed.

 When you say "landlording" what do you mean? Like taking tenant requests? Or finding tenants?

Buying multi units in the area is very competitive. Units that makes financial sense gets swooped up week 1 of being on the market, with multiple offers. Practically all the properties I viewed, except the property that I bought, turned my FHA loan down.

In my experience, I was lucky to have the owner show me the property. Had it been an agent, I probably would have lost to the numbers game, or who knows? Real estate is funny this way. Some properties even specify conventional and cash only, and do not entertain FHA on the get go.

I bought around December, and closed just a few days ago. Closing, not even mentioning viewing, in this season is quite challenging! I was very blessed to have a good team working with me. My lender, and realtor were fantastic, and on point. They did did not miss a beat, even with the holidays, and bad winter weather. They were either with me, or on the phone right away, and saw the deal through.

Tenants spoke very little English. And since seller is the only English speaker, there was a high degree of dependency of the tenants, to the seller.

I was trying to get an Estoppel agreement in, but closing date came unexpectedly sooner ( Orig date was March 14).

Since I am going to be their landlord come Feb 1, I am hoping to have someone help me draft a solid lease to present to the tenants, as soon as possible.
