I would join MIBOR if I were you, you will have access to the most accurate information immediately and be able to run comps very easily.

Gloria, thanks for the advice!

Hi -

I am considering getting my real estate license in Indiana. I would primarily be doing this to represent myself, and a few family members, on investment property deals. Looking for recommendations on the following:

  • 1) Sponsoring Broker; ideally looking for somewhere that does commission split without a monthly fee
  • 2) Is it a requirement in Indiana to be a member of MIBOR? If not a requirement, are the benefits of MIBOR membership worth the cost?

Thanks in advance for any advice you have!

Where my license is parked has no fees other than the splits, but I was already doing a bunch of investment deals with that broker before I got my license, so I did not shop around. Good luck!

Thanks Eric! One more question, once you got your license did you join MIBOR? Trying to figure out what all is required before I head down this path.

1) Easiest / cheapest broker to "hang" my license with

2) Best online pre-license courses

Great opportunity to own a 6-unit property in Kokomo, IN - a city with a rapidly growing economy.

The building is fully rented, in good condition, and is cash flowing well.

Property Details:

  • Price: $315,000
  • 6 units - 2 bedroom, 1 bath (3 separate duplexes)
  • Each unit includes large kitchen and living room, in-unit washer/dryer, free parking, patio and grassy open areas.

If interested I can share more pictures and a brochure with the financials.

I am trying to determine where I should set rents for one of my new rental properties that has vacant units.

What are the key data points I should research or things I should consider as I am determining what I should set the rent at?

Hi All - First time poster here! I've been monitoring BP for quite some time, listening to all the podcasts and reading everything I can about real estate investing. My husband and I live in Chicago with the intention of moving to Indianapolis in the next 5 years. As such, we have begun buying long term buy and hold real estate investing with a specific emphasis on a cash flow revenue stream in Kokomo, Indiana.

We are looking to build our team and would like to find a  CPA with a good understanding and / or experience with real estate investment properties. I'm interested if any of you have any good suggestions for CPAs that we should check out. Thanks in advance for your help!
