@ I'm a wholesaler so I just want them to give me a basic repair price on a renovation so I can give it to the buyer to show I did my homework.

Hi, I've found a property that needs work I called a contractor to come out and give me an estimate but, of course he didn't come I figured because he isn't making money to just come look at a property. My question is how can I get an accurate estimate on repair cost or should I pay a contractor to come out?

I have a motivated seller who is a realtor the property is in a good area the property has fire damage and has to be fully gutted, How can I estimate the cost of a full gut? The seller wants to sell for 220k I'm not 100% sure but I think the ARV is in the upper 500's I want to do an assignment deal but the law in Texas is that I have to tell the buyer and seller what I'm making off of the deal. Do you think the seller is asking for too much? I need advice please!!!

Yeah I know but it's hard to feel that way when talking too people that lost so much, and being a flood victim myself I sympathize with them but I understand what your saying @
