Even if you don't use it for yourself, you could benefit your client's greatly by studying up on it.

Another option you may want to consider is getting a mortgage through NACA. They cover closing costs, the entire down payment, and offer below market interest rates. They lend on homes as big as 4-units. Several things worth noting though:

  1. The owner has to personally live at the property for the entirety of the loan. This means you must live there until you sell the house or refinance into another type of mortgage.
  2. You’d still be responsible for certain inspection fees, but the amount comes up to significantly less than what you’d pay for acquisition costs via other types of loans.
  3. It can be a looong process, but this mainly depends on how responsive you are when they ask you for documentation, and also your current financial/credit situation.
