@Garrett Hayes I’m currently pursuing a property now with this issue. I walked it, saw a newer panel and said, check, move on and wasn’t worried about the electrical as it looked good. Then the inspection points out that some knob and tube is left and live. Were you able to remedy the situation? How much did it cost?

I’m calling for quotes today, but if the seller won’t cover this cost, i’ll have to move on, because i’m really only interested in traditional financing at the moment. Any advice?

@Jim Goebel this one turned out to be a bit of a laundry. Not for me at this time, so moving on.

After some extra thought and chance advice from a random Bigger Pockets Podcast, I believe it was the Meet Kevin episode, I decided just to get a new agent. I think the value an agent can provide is ideal for my situation.

A property just went back on the market after being under contract with another buyer. My agent said the buyer walked because of a public nuisance judgement on the property that the owner didn’t have the cash to pay for. My agent is guessing it’s the front steps entering the property, which to me seems like a relatively easy fix.

Is there a way to learn a bit more about the judgements on the property and how to clear them? At the moment, i’m still very interested in the property as a rental. I can’t seem to find much information on this. Thanks!

@Steve Morris The first two houses I purchased were both for sale by owner, so i’ve never used an agent in the past. I used a real estate attorney in both of those purchases. I also sold my first home by owner and found the process to be manageable.

I’m having issues getting my buying agent to move fast enough. Is it possible / a good idea to contact the selling agent and work directly with them to buy the home?
