@Mary Mitchell thanks Mary what strategies do you use and what percentage of under market are you willing to take a risk on?

@Russell Brazil thanks Russell is it too much to ask to find something where you make 15-20k in the market? I feel like it’s out there just haven’t found it yet..

Sorry folks just need to vent.

I’ve had a heck of a time finding good deals in Albuquerque. I have networked and established good relationships with 2 realtors that work with investors and a broker.

After a couple months I’ve come up empty. A lot of people don’t have cash to start but I do. I have 200k cash ready for a great deal for a fix and flip or a good buy and hold but nothing so far. Maybe I need to get more creative but finding that elusive good deal has been tough so far.

Any good advice or suggestions to overcome this problem and get going on this idea of Real Estate being the best investment I can make in my life?

Sorry just frustrated right now...

@Paul Vu unfortunately / fortunately the deal fell through or I should say I pulled out due to know foundation issues in the particular sub division I was going to buy in. It turned out not to be worth the risk. Otherwise yes I absolutely would have posted the details and before and after pictures. So back to the frustrating drawing board trying to find a “good” deal.

@Mark Hughes thanks Mark, I have an offer on a property right right now, if they accept then it should be a good flip!

Found my 1st investment property in NM, definitely a little nervous but also very excited! Going to submit an offer this week. Had assistance from a broker who helped me find the property. Excited to finally take the plunge!

@Frankie Woods have you found success in real estate out here in Albuquerque? I’ve been looking for possible flips but have come up empty so far. I’m thinking about switching my strategy to buy foreclosures fix and rent them instead. Let me know if you’re interested in connecting.

Hello, I’m new to Albuquerque, I just sold my home in Peoria, AZ and did very well on the sale of our home. I’m now renting in Albuquerque and have decided to take the significant amount I made off my home sale and invest in a property to fix and flip. I will be meeting with a local realtor here in town to discuss what I’m looking for this weekend. The reason for my post today is to ask any investors currently investing in or around Albuquerque how the market is for fix and flips out here? Is there a lot of opportunity here? I’m currently looking at a foreclosure in the Rio Rancho area. Just looking to connect with folks familiar with this market who may have some experience or advice to share. Thank you.
