Well I am actually doing this part time. I got my real estate license last year and I want to start investing, but I still have my full time job that I need to pay all the bills. For the moment I am trying to learn as much as I can thru books and BP.

Yep, @Steve Vaughanis absolutely right, @J Scott wrote an excellent book on flipping and another one on estimating rehab costs.  You can find them here:

Since you're an agent, @Brandon Turner wrote a whole guide for agents who want to work with investors.  It's a great read:

A few tips to get you started:

Start here. You'll get a wealth of REI knowledge and learn how to take full advantage of Bigger Pockets (including how to connect with other South Florida investors).

Listen to the podcasts , get active on the forums & set up key word alerts to be notified when people are discussing topics you're interested in.

I'm an active investor & agent up in Orlando, feel free to reach out anytime.

Also, you may want to check this: House Flipping: The Best of BiggerPockets. There is a ton of flipping resources there.

Rock on!

 Hello Brandon,

I will defiantly check the book. Thanks

 Hi.

Seriously thinking about a major life change and moving to Orlando.  Through some unfortunate circumstances I have been forced to quit my NY job of 11 years.  How hard is it to get a real estate license in Florida?  The folks live in the Orlando area so perhaps moving down there might not be such a bad idea.

I need to clear my head and launch my life in a new direction.

Thank you  Conway for your advise, I will check out those books.
