Best way to locate gas station buyers

I have a owner who wants to sell the lot the he attached to his property. Both properties had separate parcel numbers .

Until owner attached the lot .

My question is . How will I (the wholesaler) go about making sure i get paid ? Do i still use a PA and have the seller sign it stating what lot property we are purchasing along with the legal Description and then assign the contract over to the investor ?

What should be my next move if the property I’m targeting does not have a forwarding address and my direct letters got sent back? Also there is no good phone number for them nor do they have any friends or relatives associated with their name or address what would be my next move

I’ve done plenty of free and clear wholesale deals .. but never ever have i done a a PFC home ..

Is there a difference process or is it almost identical?

Is it worth the time to wholesale a property that belongs to the city ? Or is it a easy target

@Mike M. I was meaning the house hasn’t been through probate yet. And basically i must wait for judge to sign before anyone can sign a purchase agreement contract??

How long or how soon am i able to put house under contract if it hasn’t been through probate? if it HAS been through probate , then the process should be just as simple if it were a regular HOME OWNER ??
