Hello @Lindsey Smith, I looked at multiple surveyors for a SFR that I have on escrow in Concord. They're all seem to be booked several weeks and the weather conditions creates a backlog. Mine was booked 2 weeks ago for today but will move for some time this week. You can check out dassurveying. Hope this helps.

Hi @Salman Bakhrani I agree with @Laura Shinkle and @Jim Kittridge are saying about the market in the Charlotte area. I was in the look for a Duplex myself (off-market), but the ones we found were not what we expected. We shifted gears to a SFR instead and got into the multiple offers battle. Successfully we land on a great deal with great potential for improvements. While I'm driving in the Neighborhoods to preview homes, I always keep an eye for a duplex.

Thank you @Ehsan Rishat, Yes I've been using ListSource searching by Property Type: "Residential Multifamily" (selecting Residential Duplex I get 0). However this search will not include all those that are Duplex.

Hello BP Community. I'm looking for a Duplex in the Charlotte, NC area. I'm trying to pull a list of addresses for direct mail, so I select the option of Property Type: "Residential Multifamily" (cause by selecting Residential Duplex I get 0). 

I was wondering why my list does not include all the duplex addresses?. When I look a particular Duplex address in a website like Realtor or Zillow, some are described as a "Single Family Residential". I guess this is because each house has it's own number (unit #1, unit #2). Same when I look at the public records, it will come as a Single Family Residential in the Land Use description (it does show Duplex-Triplex in the Built Use/Style description).

So how can I refresh my search that can include both units (#1 and #2) in the address so it doesn't exclude the ones describe as SFR? or in the other case, how to know if a SFR is part of a Duplex-Triplex?
