Hello guys, I'm fairly new to the forum. I Live in El Paso Texas and I'm interested in a 4Plex in Las Cruces NM. That is about a 45 min. drive. Ill be using my VA loan since I already have my preapproval letter. The property is priced ok and seems to cash flow pretty good according to my calculations. The only thing that concerns me is that it has been on the market for 206 days. Its located in an Ok neighborhood.

Also, is there any thing I should know about purchasing in a different state besides taking into consideration property management.

Id appreciate some advice on this deal (my first one). Thanks

Hello everyone. I finally got the guts to introduce myself in the forum and I know I won't regret it. I've been listening to the BP pod casts for a few months now on a daily basis. To and from work, at work, while I'm getting ready. All the time(Listening as I type).  I've learned a lot but its time to put it into action and that's where I'm at now.

A little bit about me, I'm 28 and live in El Paso Texas. I have a strong construction and remodeling background. 14yrs+. Yes, I started working at a young age. I am currently working for Raytheon earning good income and I am also in the US Army reserves. Which brings me to a big reason why I found bigger pockets.

I finally qualified for a VA Loan and I've always wanted to use it to buy an income property (4Plex being the biggest). I don't have to put a down payment nor I will have to pay PMI and have a low interest (3.5%). Having this in mind, I'm having a hard time deciding if I should purchase a more expensive (160k-190k), new property Triplex (built within 2 years or purchasing a property that is cheaper (120k-150k), already tenanted but it is only a duplex. Is buying a newer property worth that extra money?

I've read and listened to a lot of posts and pod casts but I thought id explain MY situation to better decide. This will be my first purchase of many and I want to start off in the right track. Any help will be of a lot of help!
