Hi big pocketers,

Just wanted to know when you assign the contract on a residential property, is the same for commercial property (apartment building)?

Would anyone be able to supply me with a standard contract to use?

Bill Gulley Thanks for the lesson, pretty sure am not going to need luck. instead I choose to create my outcomes through envisioning, planning, then acting.

What kind of contracts do you think are the best to use if you can agree on a price?

Bill Gulley By the way, I'll be in over my head if I did not act and mess up to gain the experience needed to close deals like this. Maybe you can share the etiquette needed to deal with these sophisticated business people.

Michael Wagner Thanks, I'll work on this skill of building confidence in sellers, Verbally I know what he is looking for and am marketing to a network of end buyers

Bill Gulley Thanks for the constructive criticism, I need it to grow. The seller was very open to giving me any info I needed, I think it was me not being as diligent on followup, just recently got involved in commercial re. As for residential, I processed seller leads for investors to purchase and received compensation once a deal closed. I currently have stake in residential properties that are up for sale.

Recently, I came across a motivated seller of a retail/ office space. I attempted to lock the property in contract/agreement. The owner did not want to be in contract, maybe because I disclosed that am I'll be looking for a buyer. He suggested that I get into contract with the buyer. Did I lose advantage by any chance?

Just was pondering to myself about getting over the hump, exceeding my own expectations in Commercial Real estate. I thought to myself, what is it mostly going to take to get everything together? Were there are deals always on the table. I know personal development is key, and income is crucial to withstand the start-up phase, How should I go about planning my day? what task should be completed on a daily basis? to become your definition of the big guy!

Michael Wagner so it mostly depends on finding commonality and relating to seller of the property. I keep hearing this is people business and it is. Great personalty goes a long way. Thanks for the info.

Pretty much giving the owners a choice, gives the impression of flexibility. Is there any documents that you might use to present yourself and offer?

I Like the multiple choice offer, it definitely gives options.
