Hey Don, thanks for this thread! I would definitely hold it until conditions settle down a little bit, with that loan and interest and being brand new home your cash will be good. Eventhough prices has gone back 5% in some areas , the rent market here is limited and migration continues from northern markets

I am investor in the area and live here, my properties have similar profile and are holding well. Feel free to DM if you need anything around here.

 Hi Bethany,  I live in front of this area and have a rental property in gator circle. The area is good compared to others, cable's down in some parts and  non major flood anywhere.  My property didn't suffer a y damaged , although there are some properties that have some damage in the shingles but nothing I would say catastrophic.  In my opinion this is a safe area for future in terms of weather events

I have million ideas but wanted to see if there's something out there to no reinvent the wheel

@Terri-Leigh Huleis I am based on cape coral, I would hold and try to go BRRRR route... my reasons are:

- aligned with the goal you are pursuing: scale ( if I understood correctly)

- Cape Coral area is at risk of price drop

Even though there are different opinions here, from the risk mitigation stand point you will reduce the possibility to have a price drop during the selling process

- Cape Coral are will show appreciation in the mid term since migration patterns still show good trend

- by getting refinance money you can payback heloc and if there is a price drop you will have a property secure on your chance to loose is less , and if not you can continue

- w2 will help you to get better rates possible

and as you mention you can put money in if necessary
