If a buyer makes an offer to purchase and the offer is accepted by the seller, what is the typical length of the period to examine rent rolls, do inspections, examine current leases, examine operating expenses, etc.? 10 days, 15, 30? I am looking at 2-unit and 4-unit buildings. Thank you.

The owner of a property I am interested in says he will show the units if we submit an offer with the contingency of seeing in-person.....he really does not want to disturb the tenants, he claims. Is that normal? Maybe he's worried about what the tenants could say about him?? Thank you.

I would be a first-time buyer of income property that I would finance through a bank. A duplex or a quadplex. Sometimes I run into properties that are listed by their owners on Craigslist or Zillow. Can I or should I hire an agent to help me navigate through the process and make sure everything's done by the book? The commission for that agent would typically be a fixed % of the sales price? Any other advice would be greatly appreciated, too. Thank you.
