The money I've been able to put in the bank to reinvest (income producing real estate) got me over the 'trailer' mentality long ago :)

When you say you have $112,000 as a budget is that the amount you have liquid in cash ready to deploy or is that the amount that you have been pre-approved for by a lender based on your liquid cash and reserves? 


Also do you have anyone that you know and/or trust in FL that will be helping you with your investing or do you plan on flying out there the manages your project(s) or are you just going to invest out of state without a team and hope for the best. This is important as without experience investing out of state and not knowing the market or having actual eyes on the property or the ability to visit the property at any given time can be tough and risky.

 Hi, $112,000 is the amount that I have been pre-approved by a lender based on my liquid cash and reserves. I am in the process of building my team in order to start investing!

@Rachel Morrow Hi, thanks! I figured out Florida will help me since I have family over there. If there’s a big issue that needs me there, I can get there or send a family member.

Getting a partner sounds great, but I don’t know any investor anywhere. How do you recommend me finding one?

Hi, so I am looking to do my first buy, fix and flip project in Florida. Just got private money lender pre-approved me with $112,000 which includes buy and rehab. This means that I’m looking at some entry-level flips with not a big profit and then build my way up bigger profits and bigger properties. Any recommendations on how and/or where should I start? Any tips I should have in mind before I start investing?

Hi, My name is Carlos Gonzalez, I'm 19 years old and I want to start investing in the state of Florida. I came to BiggerPockets since I first purchased the BRRRR strategy book from David Greene which mentioned this great community. Right now I live in Puerto Rico, that means I am investing Out-of-State. My main goal now is to start flipping properties, to start getting to know the market and to build capital. Once I can grasp how it all works, I'd like to get to the BRRRR strategy so I can start a big portfolio throughout the years. I have a budget of $112,000 to buy and rehab properties, this is what I want to start and building my way up to bigger properties and bigger profits.
