It's really rough here. Too difficult to make any decent money. I live here and know. I have started expanding my search elsewhere. OH and IN mostly.

@ChrisHarjes How long did it take you to find your first deal?

NC is a tricky market (especially here in the Charlotte area) and very competitive. Very hard to get properties under contract at price points that are profitable. I have been marketing, driving for dollars, scouring the internet, and auctioning for about 6 months here in Charlotte, and have yet to come up with a profitable deal. But I don't think it's impossible. You probably have to work countless and have a little bit of luck, and never give up. Every day I pour through 20 or 30 potential deals and keep at it 7 days a week. In short, you need to have tons of tenacity.

I am looking for an investor friendly realtor in Charlotte, NC. Can anyone recommend one?

I have been racking my brain, and spinning my wheels with this hard money lender. After plopping down a $2K investment, I have submitted various deals to them. None so far have worked. I have been told that if I am able to get one funded that I will receive the majority of that money back. At this point all I want is to be able to do a JV with someone who has done deals with them, who is very familiar with their lending criteria, and who may be working on a transaction that would work. I would be willing to spit the profit (% is negotiable). My main concern is to recoup my money back. Basically, that's all I want. I'm not looking to develop a long term relationship with this hard money lender.

I guess if you can find a deal that works. Problem is not too many deals fit their strict criteria.
