Hi my name is Carlos. Right now I currently have a really good motivated lead with a tired landlord that has 8 properties and is really open to consider an offer and getting rid of this property.   BUT..  I haven't dealt with a tenant occupied property before and I really don't want to maybe lose this deal for not knowing how to go about this. 

Still don't know if it's on a lease or if it's month to month.

Can anybody give me some tips on how to approach this? I have heard about Cash for Keys and I understand the concept but not step by step process.

Any tips would help, thank you guys!

My name is Carlos. I live in Snohomish County- Marysville, WA. I'm new to Wholesaling. I'm very eager to find deals, not just for myself but GOOD deals for investors (fix and flippers). My only struggle is figuring out what at what prices (Discount % / Profit %) are investors in my area looking for and wanting to buy. If anyone here can help me out with that or guide me in a direction to figure that out, I'd appreciate it a ton.
