@Bob Okenwa I told the lender it was going to be owner occupied, and she said it would still be 15% so I’m assuming it’s one of the bank’s rules.

Hello my BP family! So I've been shopping around local banks and credit unions, and one of the credit unions called me today asking about what I am currently looking into buying. I told them I was interested in buying a duplex within the 150K-250K range. I, also, told them I was wanting to use an FHA loan. I was told, for a duplex, I would have to put 15% down and the closing costs would be 3%. Does 3% seem high for closing costs? Also, is it certain banks and credit unions that ask for 15% down? Thank you everyone in advance!

@Chris Herrera hypothetically, if it's joint utilities, would I (the landlord) pay the entire water and gas bill and split the electric bill with the tenant? Are there any systems or suggestions you would recommend if I was in the situation?

Hello everyone, I plan on trying to purchase my first deal by next July, and I want to house hack a duplex. I was wondering if I should look for a duplex that has a master meter and a sub-meter, or split the utility bill in half, or implement the RUBS method.... I would like to see what has worked best for the rest of all of you.

Thank you in advance :)

Good evening my BP family! :) I've been heavily educating myself since the start of the whole COVID 19 pandemic, and my first goal is to purchase my first duplex within a year. So I was wondering if y'all have any tips for me, as a newbie, on how to make a rental property tenant proof. Thank you in advance :)

Hello BP! I'm new to the real estate game, and I would love to learn from all of you. I was curious if it's possible to have a property inspected before making an offer on it or would I have to make an offer then have the property inspected? Thanks in advance!
