Try this one... I can not suggest one over the other...all were not very helpful. This one took the time to "help" a little more... but said he was going to forward my info to a bank that he said should be able to help me... but he never did.. called him a couple of times and did not returned my call.

I called the firm, setup an appointment to go over fees and forms. Then I paid for a consultation with one of their attorneys and it was very helpful and he suggested to keep it simple. Im not sure if I will hire them to establish the LLCs or do it my self, if I hire them or another company will be to establish one in KS and one in MO, then technically "copy and paste" the forms to establish the other LLCs. The main document that I would like to get review by an attorney will be the operating agreement.

I suggest this firm over others that I contacted, their fees were down to earth and did not try to up sell more documents or entities. Good luck.

A 5th bank is reviewing my taxes tomorrow... Ill post in a few days.

Banks don't make much on HELOCs, I think this is the main reason they are "denying" the loans. One loan officer, said that they only do HELOCs if the client is using the proceeds to fund a purchase.

Hi... I would like to establish a HELOC, credit score is 780 (average), home appraised value is $280K, current mortgage is $80K. All income is from rentals... taxes show paper losses due to deductions...so far underwrites are not able to approve loan. I need and underwriter that deals with investor and rentals.. any suggestions? Thanks.

Update... so far I have contacted 4 of the 5 banks that were suggested... no luck so far, I will contact the last one tomorrow.

I can use the one that I have as a template, like you suggested, I have done this for the quit claim deeds that I have used before... I was asking if a warranty deed MUST to be prepare by a lawyer or title company, if not, I will try to do it my self.

Its amazing the prices that most lawyers charge for forms/services, that 90% of the time paralegals are the ones doing and setting up. Most of these forms are boiler plate, just changing owners name and address, and charging you several hundred for it.

I understand that the Operating Agreement is an important document, but in a SMLLC that I will form in Wyoming to receive Charging Order Protections, it will only hold/own the KS and MO LLCs, should be a pretty strait forward Operating Agreement... nothing complicated, a boiler plate OP should be OK... like the one that one of these companies should provide or not?

I haven't contacted these banks yet... I will do it in the next couple of weeks and update this post. Thanks.
