Hi fellow BPer's,

I’m looking into taking a shot at the multifamily (apartment complex) market for investing. I am considering partnering up with someone with experience to help make this leap.

I am focusing in the Palm Beach County area. I don’t have a lot of real estate investing experience but I do learn quickly and have the desire to invest and learn. I have cash from a 1031 exchange that I need put to work to help put towards a deal. I am looking for a partner that can bring both experience and cash.

Looking at small to mid size complexes (8-20 units) with "value add" opportunity in ‘B’ to ‘C’ areas.

Thanks everyone, I am very appreciative of the feedback.

I've chosen to pass on the opportunity. Ultimately, I realized I didn't have enough time to do my due diligence, line up what I needed, and didn't want to rush into anything that would risk the friendship if things went sideways.

I now go ahead and find the appropriate attorney or title company to write up a contract that I can use moving forward and be well prepared for the next opportunity.
