HUD closes their bids at midnight and your agent will get an email. You are suppose to close in 30 days but they can extend it as things with HUD properties do not move that fast. I purchase one of my properties from HUD. I actually asked what made sense to me and offered 7k or 10k under the asking price (forgot). The realtor agent working with me thought I was not going to get it, but to his surprise it was accepted. Look for the property that you want to purchase in another real estate sites like zillow or any other. If you find it see who is selling it and if the property is being announced as a HUD property or just foreclosure. What I've seen is that some HUD properties somehow still have ties with the bank and somehow, in my opinion, think is the bank's last chance to make some profit before it is 100% HUD owned. I have Seen this in a few houses in my area. I could be wrong but the truth is that the price you bid does not have to be what they are asking for. Also make sure to be using the HUD website and, of course, that your agent is qualified to buy HUD properties. Other than that, once the Bid is accepted it does take a little bit more time to purchase because it is a government agency and it is not run like a business, so expect people not talking to each other. However if it was a good deal, it will be worth the wait. Good luck...

Condos have something I do not like condo fees! And it is a hit to your cash flow. Nevertheless, each market works for different individuals. I suggest that instead of concentrating in the property you should concentrate in the deal. It seems that you have the capital so first get into a local Reia and network with people then find what is a good deal in your market and what makes sense for you. For instance, I wanted to first buy multi fam homes but too many people were beating me in obtaining them. Then I saw that single fam. Were not touched and found great deals. Find your deal buddy.

I called 3 times and they all returned my call this time around. I tried before with no luck but I think I know why. They usually have a voice mail and it asks for the property address. I guess if they see the property is worth their time they might call you. I had a  messed up property and was trying to get rid of it and I never heard from any of them. This last time I had a better product and when I called they returned my call immediately. I even got a couple of offers.

I wish I was your age and becoming familiar with real estate. First congratulations! you have found BP and use all of the information offered through the forums and podcast. This site has its value in gold so take advantage. The advise Peter is giving is a good one, Brandon (one of the main guys from BP) calls it house hacking and you can purchase a multi property and rent the rest. Being a first time home buyer you should be able to do it with a low or maybe no down payment at all. However, being 19 credit could be a problem if you don't have much of a history. As you become familiar with investing in real estate, the first investment should be on your self. Now I am about to tell you something I wish someone had told me as I was trying to create excellent credit. I do not know if you are aware but the way to have great credit is to use, ideally, only 30% of the total amount allowed you Have in each credit card and definitely not go over 50%. If you have gone over the 50% start making payments to bring it down to the ideal 30%. If you have too many credit cards cancel some and just keep a few. You do not want to close most of your cards because that shows desperation. Next thing is a J-O-B you have to have one that shows you can pay the Mortgage an also that you be holding to this job for a few years (of course this is if you are using traditional bank loans). If you want to accelerate the process you may also want To consider to partner up with some one who has a good job and credit. Good luck...

Thanks Jacob. Ramon, the rent is going to be for $1,480 per month. I have made the background checks and I just have to decide with my wife who are we choosing. By the way the mortgage is only 288 a month.

Thanks Don I am very motivated. As I was looking to the pictures I noticed that I messed up. The 7th picture from the top is actually the family room I made. which is the second picture from the bottom. The picture underneath the 7th picture is another bedroom on the second floor.

I cannot compare my self with the big names of bigger pockets such as J Scott, Todd Whidon among others, but I am posting my tiny renovation, This house is not my first investment deal but after falling a couple of times and almost loosing hope I was able to pull it together. I bought this property at an HUD auction and actually made the bid under the price it was being asked (70k). My buddy, a realtor broker, thought I was not going to get the deal but after doing an analysis (thanks to BP) I offer what it made sense for me and submitted my bid for $62,123 (the 1,2,3 was suggested by my buddy). To my surprise my buddy called me telling me that my offer was accepted! I bought this property with a conventional loan from a bank and only put down 20% of the 62,123 so my final mortgage for the house was 50k. I immediately though about exit strategies and first wanted to do a wholesale. I contacted some numbers. from the "I buy ugly houses" banners to a search of real wholesalers in my area. I received 3 phone calls back right away and the most amount of money I got was 75k. I was about to get it sold but my buddy (the realtor) told me to actually fix it and get it rented because the house, according to him, was a good deal. I had my doubts but listen to him anyways and decided to fix the property. The property was missing some plumbing and gas pipes busted throughout the house (gas meter and water meters were taken from the premises by the water and gas companies. The plumbing and gas pipes were an issue because the bank give me 10 days after the closing to fix it otherwise they were going to pull the loan and penalize the mortgage broker and my buddy the realtor. This two guys are friends of mine and it paid of to make a deal through them because the banks knew them and only accepted me because they guaranteed me and put their names on the line, so I had to finish this plumbing and gas issue within the allowed time. I did finish the gas and plumbing on time and had the city inspected and then the bank as well; I passed. This house was a two family and the previous owners converted the property into a single family only on paper because it was still a 2 family inside. I asked the town if I could convert the property (on paper) back to a2 fam. but I was denied. I then quickly began the process of converting the property into a single family. I change the flooring except a couple of rooms that already had laminate floor, so I continued with the laminate floor except for the kitchen and bathrooms were I put tiles. I also made a bedroom out of the kitchen on the second floor completely gutted and renovated the bathroom on the second floor ( it looked medieval and scary) and created a family room on the second floor were I put wood flooring. I got rid of all the carpet, painted the house and posted the property on Poslets. I got a lot of people calling me so I did an open house and received multiple applications. The property is in a "B" neighborhood and I did a market analysis to see how much I could rent the property for. I was advise to place it between 1,250 and 1,500 so I posted the rent for 1,480 (so it doesn't look like $1,500) and to my surprise I got a lot of people responding and even though I did not accept section 8 (decision I made because of the forums and podcast in BP). Also, because of one of the podcast (cannot recall which one at the moment) I made sure to disclose to the tenants that I want them to take care of the trash, snow removal, and cutting the grass along with what is consider an "emergency". In addition, I am training the future tenants that the best way to get a hold of me is through texting (thanks BP). I am selecting my tenant this week and I hope that things work out. Here are some of the before and after pictures (I regret not taking more of the before and having the same angle when I took the pictures) and is 95% completed just some minor thing that should be done very shortly.

The last two pictures are the family room I made on the second floor and the bathroom I gutted. the project is almost done and I should have it rented by the end of the month. Oh yes, one more thing I also received an offer for a rent to own so I guess that could be a possibility. thank you BP.

What is the name of the tool that helps tenants pay from many locations? I know I have heard the name before in one of the podcast but I forgot, thank you.
