The Buy and Hold for appreciation hurt many investors during the last recession. It was very speculative. Purchasing (or controlling) a property with no money out of your pocket is very safe. Net rents of $100 are great when the investment is zero. With that being said, I would not start off with "buying" rentals, especially in an area more than 50 miles away. Obtain properties 'subject-to' and lease option them. If done correctly, zero money out of pocket, hefty lease option fee to you, higher monthly net ($300+), better tenants and no financial recourse in case of bank default. This is the simplified version.

As for which market is best? Look east of the Mississippi River and the Rust Belt. However, start locally and learn how to work remotely. Then, experience will help you see that any market you live in is great.

@Chelsea Morrissette Find a mentor.  You've already concluded that you don't need to use your own money.  Attend a meet up like you're thinking. Maybe someone there can show you the ropes. And like others that have replied, you don't need a license and going solo can cost you even more money.

@Keven, if you can find who is open to terms, then you can offer a couple thousand down and take over payments.  Subject-To.  There are more details I left out, but it can be done.

@Sean, interview a few investor friendly agents. Leave money on the table for them and ask them about helping you find more deals for you. Win-win. They can find you cash buyers if you plan to ever wholesale.  And find an investor friendly title company for future deals.

I'm assuming that you're wanting to purchase an investment property with the FHA loan. What are your plans with the house you buy? Use the FHA loan to buy your personal residence. There are better ways to buy investment properties. Subject-To, Hard money, Private money, etc. Generally, banks are not investor friendly.

My current market is Colorado Springs.
