Andrew,

You might look in neighboring counties like Harnett and Hoke if you are looking for lower taxes. Taxes in Cumberland county are substantially higher!

Congratulations on the future move! The competition  for multi-family is tough here in Fayetteville. Currently, it is a seller's market. Hopefully, by the time you make it down here it will have cooled off a bit! 

I hope when you say you made "double payments", you were putting the extra payment toward the principal specifically!

Hi Pedro,

I live in the Fayetteville/Raeford area and it is presently a seller's market! You might want to reach out to a local broker and have them run comps/DOM to give you information to make a more informed decision.

I use Eric ‘Oz’ Schult for my inspections. He is thorough, gives you a written report, and provides a verbal consultation also. 

Pay special attention if you are interested in older properties, look for any underground oil tanks. Big $$$ if they have leaked. 

We also have problems with septic tanks and wells in some rural areas. Make sure all water and sewer assessments are paid or if there are any pending.

Happy to see you are raising the values in the neighborhood! I have 60's ranch homes too. I just had a situation come up that you should be aware of if you buy anymore in the older neighborhoods of Fayetteville. I purchased a property in 2005, on a septic tank, but knew sewer was available and the assessment had been paid. Fast forward to a couple of weeks ago. The septic failed so I had to hook up to the sewer. Go to pay PWC the FIF charge of $1100 and come to find out when they put the sewer in during the 80's they didn't install the taps. So the total cost to PWC was over $4500 and to the plumbing company an additional $2500 to hook up from the street to the house. Also make sure that there isn't a fuel tank underground! I do love the original hardwoods in those old houses though!:)
