Wow! Great synopsis of the Fayetteville market! My only comment would be the STR market is saturated! Please, if you purchase a home to do STR or MTR, make sure it cash flows as a LTR. Most hosts hire a property manager and with the increase in homes the occupancy has dropped, therefore, the net profit on some homes is the same as being a LTR.

Geez! Sorry to hear you are having such a hard time with your attorney and tenant! Have you thought about contacting the NC State Bar and complaining? https://www.ncbar.gov/

Wow! Those income numbers sound really high for Fayetteville, NC. Not sure if you are aware, but the city council is in the process of imposing regulations for short-term rentals.

Aaron Heiskell   Great post! Since Airbnb and other platforms have become more popular have you seen an increase in investors looking to purchase strictly for income/an investment or is there still a strong demand for a second/vacation home from individuals? Last time I was there, you had to bring your own sheets! LOL

Thank you, thank you @Russell Brazil and Peter T! Sometimes I think people are doing the BRRRR method and not realizing how much responsibility they are taking on! Unless, they are looking at it as only a "business deal" and if it goes sideways they will just let it get foreclosed. I look at houses like kids.......they take time and money, but kids leave after 18 years! Houses that are mortgaged for 30 years are a long-term commitment if you do it with integrity. Unless you can scale or are buying in an appreciating market, you are walking a fine line being highly leveraged.

Congratulations on the new arrival! If you decide to sell, I may be interested depending on what area it is in. I am not a wholesaler, but a small investor who has lived in the Fayetteville area for over 35 years. It would be cash with a quick closing.

Congratulations! Looks great. Are you going to manage it or use a property manager? We are neighbors.:) I own a property around the corner. 

Good advice Adam Schneider! Zillow seems to miss bonus rooms in their square footage. That can add sometimes 250 sf! Another thing to look for in the Fayetteville market is underground oil storage tanks in the older ranch homes. Always get a termite inspection! There are many places in Fayetteville that are having problems with well water also. Just my two cents!
