Ouch! 16k and no deal, that would have sent me back to a cubicle and my wife would have kicked me out the house! lol joking. All of my deals have come from the telephone. I never done direct mail because of this exact situation. Skip trace and getting the owners on the phone has been hands down the best! Every owner I speak with tells me how may postcard and letters they get and throw away and how they appreciate my call.

From what I have found is that instead of finding an end buyer for investment purposes, I now find a tenant buyer to assign the contract to. I've been studying non stop since last week. I am following Joe Crump and Joe McCall. Check out the're Youtube vids.

Hi from Atlanta, Ga. I have been wholesaling properties and am wanting to add lease options to my tool belt. The information that I have found online has been exciting and seems pretty simple. Does anyone specialize in lease options that could share the do's and dont's regarding this?

@Matt Weiss I work mainly in Cobb and we have yet to have an issue regarding tenants. (knock on wood) However, I agree with Evan Morton in doing your homework as with any area.
