Hi all,

I have been asked time after time by investors this very question. We all know that Ga is HOT. However, some only want certain counties to invest in. I personally like Cobb county because it's where I live and the school districts are amazing! Can't forget about the new Braves stadium :) What do you think and why?

I get most of my deals from d4d, networking and calling owners directly. Never a shortage of deals. listsource, rebo, usleadlist etc. all have deals because i use them as well. It's how you go after the deal that determines the validity of the lead source. If you rely on direct mail to bring in deals than I suggest trying another strategy.

Interesting situation that I would love to hear comments about. So, I get a call from this seller who has a duplex for sale near downtown Atlanta, Ga. She sounds nice and told me a story that had me taken aback. It went something like this...

Seller: Hi Carl, I have a duplex that I want to sell located at ### main st. Atlanta I have a Quit Claim Deed and the Grant Deed should be in the mail this week. .....It's 2 units each with 3 beds 1 1/2 bath , 3,000 sqft 5 minutes from Downtown Atlanta. 

First of all..(lol) It all sounded sketchy from the start ok, so by no means am I completely discrediting a Quit Claim Deed. However, It just took me by surprise and actually the 1st time receiving a call regarding a quit claim deed. 

After speaking with my Attorney regarding the matter, she advised me to run a complete title search on the property to ensure the uncertainty. The marketing of a property and having a clean title is paramount in any real estate transaction. Time to me is more valuable than money, so having to pay $120 bucks to run a detailed title search to guarantee that my end buyer can purchase the property without hiccups or surprises... at the end of the day, it's totally worth the time, process and profits.

It actually is the best way to help someone that really wants to learn and do deals. I dont want to take peoples monies and give them a book or long class that would overwhelm them with information overload. Taking massive action steps and learning from mistakes is how I started doing deals and now I am sharing what I know with those who are stuck, confused and or overwhelmed and have yet to close a deal and get a check.  What I teach is what I know from the deals that i have done. I have had numerous newbie wholesalers asking me for help doing their 1st deal , so I have decided to help out as best as I can. I will not charge anything upfront for my services and knowledge, as I will only get compensated once a deal actually closes. I will walk you through all of the steps needed to close a deal until you are comfortable enough to repeat the steps without my assistance. Wholesaling is not as complicated as most people make it out to be, nor is it super easy. It requires knowledge, experience and a strong work ethic. If you are wanting a mentor but can't afford to pay upfront for their services this might be what you need. My main markets include Ga and Fl.
