Hello BP Community:

My strategy is to predominantly market at REIAS and other networking events.

Also, I plan to use a non-fundable down-payment to ensure interest in a sale and/or ensure I get paid while possibly continuing to market.

I have some questions about marketing to cash buyers:

1. How much information is appropriate to disclose when advertising a property face-to-face?

2. What are others' thoughts on asking for a down payment before seeing the house?

3. Could someone give me a good example of how to negotiate the wholesaled price with a buyer who has a repair fee estimate that does not fit the numbers? And then how might that conversation go with the seller to maintain those numbers?

Can you give a "for instance" in using these steps and what the outcome was? That would be really helpful.

Hello BP Community:

I need some clarity as to what all goes into an assignment of contract and a Purchase-Sale contract. Section by section.

Also any personal experiences on strategies used during closing would be great.

So far I've learned about:

What it means to sell "AS-IS" therefore stating the cost of repairs would be at the buyer's discretion.

Also, including the cost of transfer on the seller and buyer, respectively (especially with PA's transfer tax law).

I also understand getting both agreements notarized is wise.

If there's anything else that I should be aware of, please let me know.

Hello BP Philadelphia REIs:

I just a good seller for a commercial/multi-family property and need help on the ARV.

It's a 3BR/3Bath, 3 car garage on a corner lot.

Could someone from the Philly area hep me compare this with any properties they've encountered that are similar in Philly?

@Charlie MacPherson , again I appreciate that insight and I already know that it's legal in PA. However, with all do respect, unless you have connections with other realters in my state (which is my primary place of focus) who can offer alternative soultions within wholesaling in general, there's really not much I am gaining from your post to help me at this time. Thank you for the warnings.
Wholesaling is not illegal. It's about how you manage your contract. Letting the seller know: 1. That you're going to make a profit 2. Making them aware of how you go about marketing the property. 3. Making sure they are in agreeement with the numbers. I appreciate you concern with wholesaling though. But I need more answers as to how to manage my deals.
And which podcast are you refereing to, as I'm seeing dozen of topics here.
