I prefer lease agreements to start with, I do a 12 month on all new tenants. I have started to put a couple on month to month and tell them it is a probation period for 6 months and if the problem goes away (rent paid on the first, trash not in hall etc) then we can do a new 12 month lease. The problem doesn't go away then I let them know that I will give them a 30 day notice and evict them. 

Has worked like a charm so far. 

Some of my tenants tell me they like the security a lease gives them. I like happy tenants :) especially if they are paying on time.

Nice! I'm with @Jordan Williamson would love to see more pics and a little more detail on timeframe and renovation. 

Buying my first duplex down there, probably in the Cape Coral area, enjoy reading other peoples purchases in the area.

It's been awhile since I've had to deal with unitil. Did you try calling and hitting 0? I think that's what I did last time and i did get a human. 

The split shouldn't be much.  I had one added a few years ago in one of my buildings in Auburn and it was around 25. I'd put the number I used but this forum won't allow that.

Grats on the purchase, did it come with tenants or did you just get crappy ones to start? 

I really like the Cape Coral area, hoping I can find a nice duplex there myself. Planning on looking starting in August.

@DaJuan Harris - I buy and hold in the Lewiston/Auburn area. Currently doing the finishing touches on our 6th building, a 3 unit in Auburn. 

You can come and check out the area sometime if you want and we can talk shop. 

I am also going to try and make it to the Southern Midcoast meetup and I also like to try and hit the Southern Maine Investors Meetup that @Ivan S. usually sets up.
