Any recommendations for an attorney who can assist me in setting up an S-Corp in Nevada? Maybe even a registered agent? I heard Nevada Holding Corp. could help and I can’t find them on web search; maybe that’s the point ;)

I hear ya. 'takes money to make money'. You can talk to a private investor, but not sure I see a big enough profit in your deal to take it on.

Start living like no one else does, get a second job or a better job, so you can save $20-30K and you can make this happen.

I've had to pass on two deals 'cause I didn't have the cash to put 'my skin in the game' (just put $70k into buying a primary residence). It hurts. In fact my drive and determination allowed me to list the properties for sale and make some money, as a licensed Realtor, since I've taken on new challenges to think and grow - so it worked out.

Now I'm preparing to get into the next deal by building my reserves back up.

I’d research buying a duplex, triplex, or four-plex to live in one unit and rent the others out. Lenders have some great loan programs that allow them to credit a percentage of the rental income, from the other leased units, to your income. This could allow you to get into a nice place and likely live nearly mortgage free! Do you have a Realtor that can help you find these properties in Portland area? I wish I woulda pulled the trigger back in 1995 to buy a fourplex in Beaverton!!

Talk with a Realtor or go right to a local title company and ask for a list of NODs (Notice of Defaults); not everywhere does them, but likely best bet for earliest option on pre-foreclosures. Who would you use for skiptracing? I’ve got a property in my sights that has a Redemption period and want to buy the right to redeem.

Did you find some cash to buy SFR? I’ve got an offer in on an auction property in Oregon, that apparently has the 90 day right of redemption.

Online ed was a great place for me to do the required 150 hours of study and to get prepped for the proctored exam!
