In Michigan, Realtors are not allowed to comment on area's roughness when buyers ask, is that not the case in other states?

@Joseph M. - Adrian is a great place to invest, rental rates vs. home ownership is over 50%, and there are always people looking for rentals. However, we are looking to get out of state due to the weather, so hoping to buy some properties now, and then move into one of them in a year or so when we're ready to get out of here.

Hey everyone!

If you are looking to buy out of state for buy and hold properties, how do you decide if a neighborhood is 'good' or 'bad'? I've tried looking at areas via Google street view, but I know that's probably not super accurate. Thanks!

Do you plan on getting an inspection done? They'll be able to tell you if things need replacing now or in the near future.

they are called studios.. the shared bath is a issue..   if you can add a bath I'd keep it as 2 separate units.. price check studios in your area..  and yes studios are high demand usually. 

They both have separate bedrooms from the kitchen and living room, so I think they're considered 1 bedroom, not studios? But thank you for the idea- that should give me a jumping off point!

Hi BiggerPockets!

We've been looking for our first investment property for over a year, and think we have finally found it! 

It's currently a 3 unit with one very large apartment on the bottom and two small ones upstairs that share a bathroom. Our options are to add another bathroom upstairs and separate the apartments better, making them both around 350 sq. ft., or combine the two into one large unit at about 700 sq. ft.

I think we could make more keeping it 3, but that's if we could find two people who would want that small of an apartment. So my question for you is: do you have any 'micro apartments'? Are they marketable? Or should I save the headache and convert to a duplex?

Hi everyone! My name is Ca're (pronounced just like Carrie- my parents were hippies). I live in the smallish town of Adrian, Mi (closest big city is Ann Arbor or Toledo, Oh). I've been working at a real estate agency as an office manager for the last 2 years, and I'm also a photographer. I'm looking to go full time with my photography business, and hoping to start investing in real estate to do that. 

My husband and I have been looking at properties for over a year now, and think we've found our first one- just need to pull equity out of our house (hopefully) to fund the deal. My goal is to have 5 units in the next 2 years.
