@Sammy Lyon - CONGRATULATIONS! That's huge. I've sent you a colleague request. If you'd like boots on the ground and/or JV opportunities in Detroit I've got teams that work on apartment syndication (we seek passive investors only at this stage) and a team working on picking up small MFHs. Hi @Ryan Warren , Thanks for reaching out. I am staying out of Wayne at least for now. I see a lot of opportunity in the outskirts of Detroit Metro and beyond. Do you work in that area? I'm also keeping my eye open for medium to large apartment buildings for a group of buyers (at least 50-unit, ideally a property with value-add opportunity). My strategy is buy and hold and I'm still on the hunt for smaller multi-families to fund my apartment investing and syndication projects; the former I work north and west of the Detroit Metro area in Michigan, US, and then the latter I'm working with buyers and teams all over the country!

@Adam Hoffer - Hey Adam, I haven't read these personally but they are frequently mentioned on the podcasts: Think and Grow Rich, and The Richest Man in Babylon. Also, I've read the book the Millionaire Fastlane; while it's not a real estate book, it talks about working on yourself, your education, and a project/business that pays you more than a $/hour ratio. It's a great mindset book. The ABC's of Real Estate Investing is also commonly mentioned, and I read the Real Book of Real Estate by Kiyosaki and team and it provided a great overview of over 15 sects of real estate.

Hey @Chad Lamb , The value-add specifically refers to adding value to the investment, and typically in the context of MFH I've seen it used as a quick way to describe putting "lipstick" on a property to bring rents up to market value. This could include flooring changes, slight kitchen upgrades, tile work and paint but likely won't get into tearing down walls, fully replacing cabinetry and appliances, nor windows or doors. It's really just fixing things on a property that fall into the category of light, deferred maintenance. It's a common strategy in commercial MFH because commonly the properties are sold every 5-9 years and smaller updates but not full overalls are expected. I hope that helps!
