Hello BP,

I'm looking to get started looking for my first property to flip very soon. I will be using a HML that wraps all points and fees into the loan, and hopefully will have no interest payments for the first six months. I'm wondering, what costs can I expect to have to pay out that WON'T be covered by the funds I have from the HML?

 Love the choices. Only change I would make is to have the accent tile horizontal as opposed to vertical. Thanks for sharing the information!

Besides open rate here is maybe a better reason not to put a name on an envelope or a personal physical address...

For adults only I posted this before however it is a great reminder of a personas personality flaw.

And to all of the females out there... Not to sound terrifying however please never use your name or personal home address and certainly tell someone where you're going to on appointments and have a safety plan.

I know one Realtor who was raped on a showing appointment and a former mentee was groped on a purchase appointment.

 I got a UPS mailbox for three months for about $75. It varies by area, but a safe and smart investment.

Hello BP, 

I have the option to stay in the NYC metro area (where I plan on buying an FHA multifamily in August 2015) and where I plan on spending my life, or going back to my hometown of Las Vegas for a year. Wherever I am, I plan on starting to flip houses. However in Las Vegas there are no other nearby cities or markets like there are around new York.

 That being said, I'm wondering what the difficulty is of finding properties to flip, and reselling them in Las Vegas. It's a much smaller area, so perhaps less investors. I know the market there is still struggling to recover. Where would be the best market for my endeavors?  

P. S. My father is a real estate contractor in Las Vegas, which is a HUGE leg up, and I was raised there so I know the neighborhoods.

You're missing getting the property at 70% ARV or better. With that figured in you should get it at $56,000 less your repairs, for a total of $53,500. If the numbers are right and you don't mind risking depreciation in the market, you'll be okay. So plan on this being a long term hold.

I didn't use a name, just an address and this made no difference. I still had a huge amount of calls for my campaign. I don't think it really makes a difference.

IF you could buy it from her, I'd do so and then rent it out to her? Then she can get her things in order.

If all goes according to plan, this year I will have a multi-family in the NYC Metro area. I'm 21 fiancee is 20. But only time will tell.
