Hi All! I'm new to the Houston area and looking for a reliable general contractor. For my first acquisition in the Houston area, I want to buy a small multifamily building (2-4plex), renovate it, live in one unit and rent out the other units. I'm interested in the Inner Loop area and would like to start in the next couple of months once I get financing and a property squared away. I've spent a lot of time on the Houston Area Realtors website and a good amount of time finding lenders as well. So the only thing I need to close the loop is a good General Contractor!

Can anyone recommend a good GC who can help an owner/investor in my situation? I've already received one recommendation through BP and I'm hoping for a couple more. Thanks guys! Mick

Hey All,

I want to ask if anyone has a good GC recommendation in the Houston area. To be more specific, I'm interested in renovating 2-4plexes in the inner loop area. The renovations I'm interested in are more than "paint & carpets" but will not include additions, foundation work, or other major work (hopefully).

Essentially, my strategy is to perform medium-level difficulty work on a 2-4plex with the intention of staying in one unit and renting the others out. As part of this, I'd want a GC who could do such work honestly, on-time, and on-budget. It would be most useful if they could also participate in a walk-through when I look at a property for purchase (and of course, I will compensate them fairly for the walk-through).

I am new to the Houston area and introduced myself to the BP community a few weeks back. As such, I'm hoping that the contractor I hire can help me out in future projects as well.

Hey Michelle, You're confusing a couple of points. What you want to do is form a partnership with your investors. For that partnership, you essentially do most of the work and your partners provide most of the capital. The first question then is how you want to divide the ownership interests in that entity. In other words, if you do all the work but they provide all the capital, are you 50/50 partners or something else? This is a negotiation point between you and your investors before you move onto next steps. If you move onto next steps, then the question is what form of partnership will you have. You can structure it in a lot of ways. My suggestion is to figure out what business deal you want first and then worry about the legal structure. So figure out what you'll do and what your investors will provide. Worry about the structure afterwards. Let me know if that helps. Mick

Since I'm new to BP, I'm not so sure how to get in contact with you, but I'll figure it out soon. Feel free to reach out too. Paul, thanks for the great advice! I've read all the items your mentioned and I have to say they are all great resources. As far as REIA meetings, the only association I know of in Houston is RICH. If you know of any more associations, please let me know. Actually, that's what I'm trying to figure out most about the Houston market right now - the resources I can use to build and grow my investing activities. Thanks to all!! Hi all! I've been reading bigger pockets for 6 months and love it. A brief intro: I've had a small amount of real estate investing experience and I now want to take it to the next level. I'm also relatively new to Houston, TX, having moved here a little over a year ago. I love this city and I think it has great opportunities for real estate investment.
