I have visited Broken Bow multiple times. Someone mentioned water; there is a beautiful lake, 25000+ acres and river flowing from the lake. There is a lot to do, lake fishing, trout fishing in the river, kayaking, tubing the river in the summer, hiking, wineries, breweries, petting zoo, go carts; I could keep going... But that said; the infrastructure is not set up for so many people and there are new cabins everywhere! It is over saturated with Cabins prices typically $400+ sq ft.  If you bought before Covid you are probably good; but prices just do not make sense now. Look on realtor.com and how many houses are for sale for such a small area.

To be fair annually that would be a 3% return. 

@Jesse Scroggins  Is it me or are you off a digit?  3% on 50k would be over $1k.  He mentioned $125.

I am in Fund 8. First year projection was 2-4%. I invested $50k; I received a whopping $125.very disappointed; I could have easily bought another rental or invested in a mutual fund and done so much better.

Where at in Conroe? I live here and I am a Real Estate Broker/Investor. But my last 2 deals have been off market cause crazy prices.

I am here in Broken Bow now, still a great here. But long waits when out to eat, lots of traffic on the main 2 Lane Road (259). Cabins being built everywhere you look. With most being over $500 sq ft. I will still visit, but not invest. There will eventually be more cabins than people to clean and maintenance. I understand many make 100k a year. But I just can't pull the trigger on a 1 bedroom cabin for 700k. Wish I had got in earlier on this.

I am in Conroe and have been looking into cabins there. I see reasonable priced lots. Did you look at building a cabin yourself? I have stayed in cabins there and couldn't believe what the builders were charging per sq ft.  I think it is to far for me to owner manage; did you try and local realtors to see what they would charge to manage?

I would attend when schedule allows. I am a investor; but also a Broker at a real estate company.
