Thanks all for the advice! I'll be hoping on a call with our lender and will certainly ask about the 25% down and reach out to a few others this morning.

@Jeff T. Thanks for sharing! I’ll definitely look into those two. We used this lender for our primary home and just assumed we’d be getting a decent rate. Shopping around is required.

@Raymond J. Rodrigues thank you for chiming in! I also was thinking mid 3’s. Hopefully we can get a better rate. It was a little deflating. We thought we had everything lined up. We may miss out on this property which would be too bad. Keep on though!

Hubby and I are looking to put in an offer on an investment property (asking is 460k). Our pre-approval letter shows that we qualify for a 4.4% rate at 30 years w/ 20% down. I thought it was going to be around 3.5% (based on research). We have a call scheduled for Monday to talk with our lender, but thought I'd ask here for any advice. Hoping to learn more come Monday, but it was mentioned that investors aren't backing up investment loans as much these days? BTW - Our debit to income ratio and credit scores are excellent.

Hello group! I've been managing my family's property (11 units) for 4 years now. After lots of learning, my husband and I are ready to start our own portfolio. I hoping to schedule a meeting with a CPA this week, but thought I'd ask y'all. For those that have multiple properties, do you have LLC's or an umbrella structured or just hold all in your personal name? I'd like us to set things up correctly so we can make our move when we find the best deals. Our goal is to invest in properties long term with hopes of supplementing our current monthly income (15k) with real estate.
