I'm looking to invest into real estate, if someone can please help guide me about which type of property would allow me to earn an bonus depreciation?

I’m curious to know how other people are structuring their entities and properties.

I have a mix of properties from SFR, shopping centers, office buildings, single tenant commercial buildings.

Currently, I have each entity for each property, and each bank account, But it’s getting pretty Hectic. Also keeping tracking for many check books, debit cards for rehabbing or expenses for the property.

I mean what do other guys do who have 50+ properties?

I would love to consult with a CPA or someone who has the knowledge.

Contractors don’t. But market I’m saying. I could be wrong.

I don’t think what market I’m in really matters as long as we know what class the property is,

Like class d property with avg rents of 500-550 will be almost same anywhere you go...

Yes I will. But I’m just trying to figure out what others have spent in the past for a class d property.

Example new appliances under $1000

New counter tops $500

What kind of flooring would one put? Carpet, vinyl?

Etc...

I have a distressed property I’m looking to purchase.

It’s 100 units, probably needs to be gutted out completely.

I wonder what it would cost me per unit to make it new?

It’s a class D asset, average market rent is $500-550.

What should be my budget? I would appreciate if anyone can share some input?

Hi, need advice from fellow members.

We have multiple commercial properties in the excess of $35mm range. They are spread out with multiple banks and rates are between 5% to 8%

As were continuing to grow, we’re thinking what would be a next best solution for us to keep growing and continuing to get financing. As small institutional banks are getting very tight.

I've read about possibly forming a REIT with 100+ shareholders and also about combining all the properties together and get a mortgage on them from a insurance companies at much lower rate.

Or if there’s any other better way someone can recommend?

I have few properties that I was trying to sell.

With the world acting the way it is acting right now. I doubt I can get the properties to sell.

What is my best option to refi them?

I have about 4-5 properties that I’m thinking to put on rent and refinancing.
