Chris Paglialunga thank you so much for your response! You make a really good point in utilizing joint venture partnerships for the areas I choose to invest in that are out of state. I look forward to learning more and hopefully find a good deal with equity made once I buy. Thanks for your input!

Hey BP! Had a generalized question about investing out of state. I currently live in California and seeking to invest in profitable and cheap areas out of state due to California having high priced properties. What is the typical process for a me who has a primary residence which I'm currently paying my mortgage monthly and live in and wanting to purchase my second as an investment property. More specifically I'm looking for a 4-Plex multi-family property to increase cash flow. I'm thinking I need to attach to a real estate agent at that particular area as well as a property manager to oversee issues that may arise since I'm obviously not physically accessible. Any insight will help. Thanks guys!
Kevin Crosson that's so weird that you mentioned this because my co-worker talked about how south LA is having a drastic change and feels the same as you do with the potential growth in the upcoming years. So with that said, I totally agree with you! Great post!

Hey BP!! I'm sure this topic had been discussed multiple times but what is the process and criteria for someone who is starting out in REI to invest in properties that is out of state? I have a primary residence house here in California l and looking to purchase a multi-family home hopefully a 4-unit complex to get a a cash flow of at least $100/unit return after all expenses have been paid. The reason I ask about out of state properties from where I live is because properties in California are ridiculously high and as I'm trying to invest my first investment property alone, I don't have that much money to put on my down payment. Also, I'm looking into creating my own LLC. If anyone can give me any insight to the Benefits or downfalls of using a LLC to purchase an investment property. I know my questions are pretty generalized so if anyone needs any additional info or clarification, let me know! Thanks guys!!

Eric Dowling nice! Really appreciate your time, effort and knowledge. What days are you usually going to Palm Springs or specifically what days and I'll see which days/dates I'm available..I'm still working full time but only 3 days a week. So il pretty flexible.

Eric Dowling wow! Thanks for the offer. I'd definitely want to meet up and get some insight on the REI world. Just want to caution you of how new I am to this. Only experience is purchasing my own primary home about 1 year ago. I'm more focused on getting my experience in multi-family/duplexes for cash flow income.
