Hello everyone,

I'm looking to open a HELOC on my primary residence in Smithfield, RI. Does anyone know any good banks or cu's that offer the lowest rates, highest LTV and $0 initial draw? Im looking online at Pawtucket CU, Washington Trust and BRI. Does anyone have any experience with these lenders?

I'd like to add, does anyone have any experience with the online lenders like Quicken Loans, Rocket Mortgage, or others?

Hey what's up @Jon Farley! Glad to see you're on BP, I don't post on here much but when I saw a familiar name I had to reach out. The monthly RIREIG meetings that @Anthony Thompson suggests are really educational and great for networking. I'm working on getting my real estate license in RI and planning on investing as well, so if you ever want to talk real estate I'm down!

@Emmanuel Cedeno I thought I'd reach out because I'm going through the process of becoming an agent right now; I have spoken with a few brokers and I'll be signing with one soon. @Anthony Thompson's advice is spot on and here's the link with all the information about the course at RIAR https://www.rirealtors.org/edu... One thing I would add is that if you're really determined to become an agent you don't have to wait until you get your license to start working in the business. If you start applying online, talking to people in the business and calling brokers you should be able to find some work in real estate that doesn't require a license. You can work as an "unlicensed assistant" just to get some experience and then your broker can sponsor you for the class and you'll have a really good idea at that point what to expect out of the job.

I have a degree in economics with a minor in business. Sure it has helped me understand micro and macroeconomic a lot better but for 4 years and $55k. I think I would be a lot further along in RE if I just hit it straight out of high school but no regrets.

@Taylor L. I agree 100%, his advice is for those who are living paycheck to paycheck with zero or very little in savings / retirement accounts and lots of debt (usually consumer debt). For those people I believe his advice is quite useful and has probably helped a lot of those individuals create a budget, start paying down debt and eventually saving for retirement.
