Looking at purchasing some vacant land in NC that has an existing lease on it to a 3rd party.  The lease was recorded with the county but has no terms in it stating that lease transfers with a property sale.   If we were to purchase this property, would we have to honor an existing lease?

Looking for investor friendly contractor in Green Bay, WI.  I am an investor from Florida who is looking for (and compensate) someone to review properties with my real estate agent.  Houses go under contract quick and I am losing out because I can’t get up quick enough!  Anyone have a recommendation in the area?  I’m sure I will also have some Reno work once I’m successful in closing on a property.

 If you use AirDNA, you can find the top properties in your market.  Go to their listing and see if they are managed by companies.  If they are, reach out to them to see if they are taking on more clients.  Brooke Pfautz also just launched a new company called Comparent that ranks Property Managers.  You can check that out.

It wouldn't hurt to make some phone calls and see what type of a response you get on how the city feels about STR.

Thank you!!  I do have a call into them but haven't been able to touch base yet.

Anyone in the Green Bay area know the if any restrictions in the works in Green Bay city?  I know that you have to submit for a permit ($500), register with Treasurer and Health Department but worried about restrictions Ashwaubenon put in place.  Is Green Bay planning anything similar?

We have the LG wash tower at home and love it!  It is not ventless option though.  

The new GE ventless option uses new technology than older ventless w/d combo units that were horrible.  We install these ventless units in many of our units for my day job.  Constant guest complaints. In process of getting the new GE to test.

Kissimmee, FL (Disney) has a lot of properties for sale. Investors seem to be bailing on the area now that you have to actually work to get STR guests. We are under contract finally for a property after walking 10-20 houses. We plan to self-manage. My advice on the area - make sure you visit the property before your inspection period is up! These houses DO NOT look like the listing photos. They are beat up and poorly maintained. All listing photos are from day 1 the house went into the STR pool and not representative of today. Leads to great negotiating though!! Happy to give anyone some advice from an investor standpoint (I'm not a realtor). I also live in the area so know it very well.
